  • Market Analysis 

    As property managers, we are exposed to the rental market every day and this allows us to have a strong understanding of market trends. Every property under management will receive a Comparative Market Analysis (CMA) at every lease expiration or yearly whichever comes first. This not only allows us to maintain good data for each property but it helps determine rent rates. With correct property maintenance and market conditions, a target of 1-5% rent increase per year can be obtainable.

  • Premium Marketing

    Your rental will be traditionally listed on the MLS which will display the listing on all major platforms like appartments.com, Zillow and Realtor.com. In addition, search engine optimization will be used which drives traffic to our website where your rental will be listed with other ACP Select Management listings. It will also be marketed to our network of rental agents and paid social media ads upon request.

  • Management Software

    We take care of our tenants and owners with the help of the software Buildium. Buildium provides our tenants with an easy-to-use portal (app or desktop form) that allows them to pay rent and report maintenance concerns. As an owner you will have access to a suite of accounting tools to monitor your investment. Seamless transfer of funds from the tenant to you, maintenance records, yearly tax document generation and more.

  • Portfolio Building

    Our team of experienced investor/agents and property managers want to help you build your rental portfolio. Rental properties are an excellent way to minimize tax burden and build wealth. We have the market knowledge, off MLS leads and resources to help you acquire your next asset.

  • Management Fees

    Our fees are typically 10% of monthly rent. Monthly fees are negotiable for portfolios and multifamily. Please see our pricing guide for more details.
